The Site & Proposal

175 Wynford Drive is home to the Don Valley Hotel.

Our vision includes a complete community that is known for its architectural design and contributions to the neighbourhood. It would feature a mix of uses, including residential space, a new hotel, retail/commercial space, green/open space, and dedicated daycare and community gathering spaces. Improvements to the public realm on site are also a major focus of the plan being put together.

The proposal includes 4 towers, at 57, 45, 47, and 49 storeys in height.

The greenspace that is part of the property cannot be changed as it is protected by the Toronto and Region Conservation Authority.

The previous owners of the site applied for a Zoning By-law Amendment (ZBA) that was approved in 2016.

With the introduction of the LRT stop metres away from the site and the large developable area, there is potential to create a development that not only serves the residents of the site but the surrounding community.

Now that the application has been submitted, the City of Toronto will begin its formal review process for the Zoning By-law Amendment application. This process also includes community consultation with the neighbourhood and any other interested parties, which Fengate & Freed will be available to support. At the end of the application process, City Council will vote on whether to approve the requested Zoning By-law Amendment.

We are still early in the process and would like to consult with the community to understand what these benefits could be. Some things we’ve thought of: a new daycare, creating new neighbourhood community space (both indoor and outdoor), and improving walkability and access to transit. We hope to learn more from community members throughout the consultation process about the types of contributions that would benefit the community.

Transportation & Trafic

It is about a 1-minute walk away.

The Wynford Stop is a major consideration for what we hope to bring to the site. Throughout the development process, we will be working with City Staff, our consultants, and the community to understand how to connect our site with the LRT stop to best serve the community.

We are aware of the traffic concerns in this neighbourhood and want to hear directly from community members. As a part of the planning application that we will be submitting to the City of Toronto, we have hired transportation engineers to prepare a Transportation Impact Study. City Staff will have an opportunity to review this report and make comments based on what their expectations are for traffic impacts in the area.

We anticipate that traffic volumes and patterns will change in the future once the Eglinton Crosstown LRT.
